Re-roofing cost
Once the extent of the damaged roof is assessed we are able to determine how much of the roof needs to be replaced.  If the damage is severe the entire roof might need re-roofing and possibly the support structure as well.  This would mean an increase in the cost compared to re-roofing without having to replace the support structure or, replacing only part of the roof, which would cost less.  Again cost will vary based on materials, the size of the area being re-roofed, scaffolding, and labour.

  • Step flashing damage, these are the metal material used to flash walls around chimneys, skylights, areas where roofing meets the wall.  In bad weather conditions, the flashings can get damaged or the sealant can deteriorate causing leaks.
  • Damaged valleys, these are the small gutters than run down the roofs interior angles.  Damage to the flashings caused by roof tiles lifting up, inadequate cleaning or mould build-up may cause more water going through the valleys and therefore these need to be maintained.  
  • A shallow sloped roof, these roofs are less able to drain off excess water and therefore the roof is more susceptible to leaks.

Depending on what is damaged and how bad the damage is the cost may range from a few hundred GBP to a few thousand if the entire roof needs retiling and new support structure.

Types of Materials
Not too long ago roofing materials were more or less limited to asphalt shingles and clay or concrete tiles.  However nowadays there are more options and consequently, costs can vary.  
  • Shingles.  Asphalt is still the most commonly used shingles and is relatively cheap however they do need changing after a period of 20 years.
  • Solar tiles.  These advanced solar collectors integrate with the existing shingles and can generate up to 1Kw of energy per 100 square feet.  These are not cheap though and cost more than traditional solar panels.
  • Concrete tiles.  These are the most commonly used roof coverings and the cheapest as well.  These are mostly used on commercial buildings but can be used on home roofs.
  • Clay tiles.  These come in a wide range of styles and colours and are used in both traditional and modern designs.  
  • Slate tiles.  These have been used for many centuries, traditionally made with local slate and now can be imported as well.  Slate has a long lifespan and has a mid-range price.  Slate tiles do require a strong support structure so timber treating and strengthening may be required to support these tiles.
  • Metal roofs.  New styles of metal roofing have become another option for roof covering more on flat roofs or slightly pitched roofs.  Metal sheets are lightweight and can be installed over existing roofing.  The costs are generally more than asphalt but less than concrete tiles per square foot, so reasonably priced and long lifespan.  
  • Green roofs.  An eco-friendly roofing option, where plants are the building material of the roof.  This style of roofing is ideal for flat roof buildings and becoming increasingly popular in the UK.

Additional costs
These can come in the form gutters, soffits and fascias that might need changing or updating to improve the finish of the roof.  With these costs can vary again depending on the type and style and quality of material that is used.  A simple uPVC replacement of old fascias and soffits would cost around £100 per meter, however, this figure is a broad estimate and will differ based on the individual requirements of the job. 
​Gutters are cheaper per meter, on average £30 per meter for uPVC guttering or £60 for metal, these can be done independently from the fascias and soffits but would probably work out cheaper if done at the same time as the fascias and soffits as the costs can be factored into a big job instead of doing separate jobs.

Types of Roofs

Gable roofs
A gable roof also known as pitched or peaked roofs are very common in countries with cold climates.  This is a roof where 2 sides of the roof slope down towards the walls and the other 2 sides have the walls up from the bottom of the eaves to the top of the ridges meeting the roof peak.  The roof is designed to protect the structure below it from the weather, hence why it is very popular in the UK

There are several types of gable roofs, 
  • Open Gable, this is the normal type of gable roof, where the walls at the gable end reach the peak of the roof, in a triangle form.
  • Box Gable,  here the main structure of the building consists of rectangular walls and the roof sits on top of the structure as a cover.
  • Crossed Gable, here 2 or more gable roofs project out and intersect at right angles, if viewed from above it appears to have an X, L or T shape.
  • Dutch Gable, A combination of the gable and hip roof.  This allows for more room in a loft space it also makes the roof more aesthetically pleasing.


Hip roof
After the gable roof, the hip roof is most common.  The roof slopes upward, in a much more gentle angle, from the 4 walls and meet at the ridge to the top of the roof.  

Crossed hip, is similar to the crossed gable, a crossed hip is formed when the building is a T, X or L shape.

Pyramid hip, if the house or building is square and there is no ridge, instead the four sides of the roof meet at the top in an apex.


Saltbox roof
This is similar to the gable roof but 2 faces of the roof are of different sizes.  One wall is higher than the opposite wall and the other 2 are gable sides of irregular shape. 

These roofs are usually used to create an extra floor, this would be half the size of the floor below simply due to the roof being lower on one side, however with proper skylights or dormer windows it can be a light airy space for an additional room or study.



Dormer roof
This is a small gable roof that protrudes from a larger roof vertically.  A window is at the gable end which allows for more space and light into the space, therefore this roof is popular with loft conversions to allow for more space and light.


Flat roof,
are not completely flat as they need to have a slight slope to allow for water to drain.  They are the same surface area as the building which means less roof than a high pitched roof.  


These are more common with commercial buildings and warehouses, however, modern flat roof homes are perfect for garden roofs.  

Flat roofs are more prone to leaks and therefore require proper sealing and regular maintenance.


Butterfly roof
​is a reverse gable roof with the 2 sides sloping downward, this allows more light into the upper floor.  The butterfly shape also means only 1 gutter and drainpipe is required for the 2 sides.
